Deployment timeline

Typical time to lease depends on the unit, the rent, and the season — your agent gives you a realistic range for your property up front.

  1. Submit the property

    You

You complete the property intake once — address, unit details, rent expectations, pet policy, and access instructions.

What you'll see: Your submission appears in the portal marked Submitted.

  2. Agent assigned

    Us

A leasing agent takes ownership of your unit and becomes your single point of contact for everything that follows.

What you'll see: Status moves to Agent assigned, with their name and contact details.

  3. Review and refinement

    Us

The agent reviews the submission, confirms pricing against comps, and asks for anything missing before the unit goes out.

What you'll see: Status reads In review, or Changes requested with the specific items.

  4. Listing agreement signed

    You

We send the listing agreement for electronic signature. Nothing is marketed until it is executed.

What you'll see: A signature request by email, then the countersigned copy on file.

  5. Unit goes live

    Us

The approved submission becomes a unit. Inquiries from ShowMojo, Zillow, Craigslist, Marketplace, Instagram, and email land in one inbox.

What you'll see: Your unit appears under Units, marked live.

  6. Applications and screening

    Us

Interested renters apply as a party. Every adult verifies identity, submits their own application, and is screened independently.

What you'll see: Application activity on the listing, without any applicant personal data.

  7. Decision and lease

    You

Your agent brings you the leading rental party with the screening outcome. On your approval, the lease is executed electronically.

What you'll see: The executed lease on file and the listing marked leased.

What we actually run on your unit.

Marketing is not a Zillow post and a hope. Inquiries, showings, the listing record, and the lease sit in one system your agent works from.

Channels we connect

Every source below lands in one inbox. TikTok can be connected for the listing team; its comments and DMs are not in the inbox yet.

  • ShowMojo

Leads and showing events on one schedule.

  • Zillow

Portal inquiries filed with the listing.

  • Craigslist

Reply mail parsed from Gmail into the inbox.

  • Marketplace

Facebook Marketplace emails classified as leads.

  • Instagram

DMs and comments that are actually about the unit.

  • Direct email

Gmail and website form posts in the same pipeline.

After the inquiry

  • Auto-reply

AI drafts first-touch and follow-ups. Staff approve, or a source can send when the reply is clearly about the unit.

  • Listings

Your unit status, media, and lease live on one record.

  • Teams

One agent owns the file. Owners, admins, and members share the org.

  • Leases

Listing agreement first, tenant e-sign after you approve the party.

Full detail on auto-reply, each channel, and what we do not automate is on the features page.

Applicant personal and screening data is never exposed in the owner portal. Your agent presents the qualified party and the outcome.

Every submission shows exactly where it sits, so you never have to ask for an update.

What every applicant goes through.

Each adult in the rental party completes all of this independently and pays their own application fee.

Identity

Every applicant 18 and over verifies a current government-issued photo ID together with a selfie match before they can submit. Guarantors verify too. This is the check that stops someone from applying under a borrowed or invented identity, which is the failure mode behind most rental fraud.

Credit and history

We pull credit, criminal conviction records, and eviction history for each adult. Arrests without conviction are never considered. Recent evictions, rent collections, debt liens, or bankruptcy can result in denial, and an outstanding balance owed to a prior landlord is a decline.

Income

Household income generally must reach three times the monthly rent, or two and a half times when credit is 760 or above. Applicants either connect their payroll and bank data directly or upload proof, and a guarantor can cover the gap when income alone falls short.

Document authenticity

Uploaded pay stubs and income documents are analyzed in-house for signs of editing or fabrication before a human ever reads the numbers on them. Doctored pay stubs are the single most common way an unqualified applicant gets approved elsewhere.

References

We can email prior landlords and employers to confirm tenancy and employment directly. References are treated as a supporting signal rather than a gate, so a slow-responding former landlord never stalls a decision on an otherwise qualified party.

Regulatory adherence

Bay Area rental law is unforgiving about process. These three are where informal leasing most often creates liability.

FCFS compliance

San Francisco requires that completed applications be processed in the order they are completed. We queue rental parties by the moment the whole group has submitted and paid — not by who paid first — so one slow roommate can't jump a party ahead of another.

Why it matters to you: The order you leased in is recorded and defensible if it is ever questioned.

Source of income

California prohibits refusing an applicant because their income comes from a housing voucher or subsidy. Subsidized applicants follow a path that accepts lawful alternative evidence of ability to pay, and a credit score alone never produces a decline on that path.

Why it matters to you: Your unit is marketed and evaluated in a way that does not create a discrimination claim.

Adverse action

When a screening report contributes to a denial, the Fair Credit Reporting Act requires specific notice to the applicant. Those notices are generated and sent as part of the decision, with a record of what was sent and when.

Why it matters to you: The paperwork that protects you is produced automatically, not remembered.

What owners ask us first.

What does it cost me?

[Placeholder: describe the leasing fee and any ongoing management fee here.] Your agent walks through the full fee structure during the consultation, before anything is signed.

How long until my unit is leased?

It depends on the unit, the rent, and the season — anyone who quotes you a number before seeing the property is guessing. Your agent gives you a realistic range for your specific unit as part of the pricing conversation.

Who pays the application fee?

Applicants do. Each adult 18 and over pays $55.00, which is non-refundable regardless of the outcome and covers the cost of verifying their identity and running their screening. It is not a cost to you.

Do I approve the final tenant?

Yes. We bring you the leading rental party with the screening outcome and our recommendation. No lease is executed without your approval.

Do you work with housing vouchers?

Yes. California law prohibits refusing an applicant because their income comes from a voucher or subsidy, and we screen those applicants on lawful alternative evidence of ability to pay rather than credit score alone.

Can I see the applicants before deciding?

You see the qualified party and the screening outcome, not raw applicant files. Credit reports, identity documents, and background details stay with the screening process — sharing them would create real legal exposure for both of us.

What areas do you cover?

San Francisco and the greater Bay Area. [Placeholder: list the specific cities and neighborhoods you actively serve.]

Where do you advertise the unit?

ShowMojo, Zillow, Craigslist, Facebook Marketplace, Instagram, and direct email. Inquiries from those sources share one inbox. TikTok can be connected for the listing team; we do not pull TikTok comments or DMs into the inbox yet, and we do not auto-post listings to Craigslist or social.

Do you reply to leads automatically?

We draft the first reply and follow-ups from the listing and the thread. A person can approve every send, or a channel can send on its own when the reply is clearly about the unit. If a lead asks for a human, the agent takes over. AI does not decide who gets the unit.

What if I already have a tenant lined up?

[Placeholder: describe whether you offer screening-and-lease-only service for an owner-sourced tenant, and how it is priced.]
