First come, first served — based on when your group is complete.
Your place in line is set by the moment every member of your party has submitted and paid, not by who paid first. A group that finishes together moves ahead of a group still waiting on one person.
The queue
- Group 1In review
- Group 2Backup
- Group 3Backup
Backup groups stay in position. If the group ahead of you declines or lets their window lapse, the next complete group moves into review.
If you're approved
24 hours
to confirm you want the home once you are approved.
24 hours
to execute the rental agreement after you confirm.
Both windows are firm. Missing either one releases the home to the next group in line.
What applicants ask us most.
What if my income is too low on its own?
You can add a guarantor, who applies and is screened like any other adult on the party. Household income is also assessed together, so roommates combine. If your credit is 760 or above, the income threshold drops from three times the rent to two and a half.
I have a housing voucher or subsidy — how does that work?
California law protects your source of income. If you receive a voucher or subsidy, you may provide lawful alternative evidence of your ability to pay instead of meeting the standard income and credit thresholds, and your application will not be declined on credit score alone. Tell your leasing agent up front so your application is routed correctly.
What documents will I need?
A current, valid government-issued photo ID, and proof of income or qualified liquid assets. You can connect your payroll and bank data directly instead of uploading documents, which is usually faster.
Why does every roommate pay separately?
Each adult is screened as an individual — separate identity verification, separate credit and background reports. The fee covers the cost of running those reports for one person, so it applies once per adult rather than once per household.
Is the fee refundable if I do not get the home?
No. The $55.00 fee is non-refundable regardless of the outcome, including when another group is approved before yours is reviewed. The screening work is performed either way.
Can I apply to more than one home?
Yes, but each home is a separate application with its own fee, because each one is a separate rental party and a separate queue.
What happens to my personal information?
Sensitive identifiers are encrypted, and your reports are used to make a decision on your application. Owners see the outcome and the qualified party, not your credit report or identity documents. See the Privacy Policy for the full detail.
What if I am declined?
When a screening report contributed to the decision, you receive an adverse action notice explaining your rights, including how to obtain a copy of the report and dispute anything inaccurate in it.
Where do I get an application link?
From the leasing agent for the home you are interested in. Applications are tied to a specific unit, so there is no general application to fill out ahead of time.
