Your Bay Area rental, leased to a tenant who qualifies.
We market your unit across the channels renters already use, answer every lead, screen every adult applicant, and handle the lease — with the compliance rules San Francisco actually requires.
Serving San Francisco and the greater Bay Area.
Listing live
ShowMojo, Zillow, Craigslist, social.
Leads answered
One inbox. Drafted replies same day.
Screened
Credit, history, income, and ID.
Lease signed
Signed electronically. Move-in ready.
The stakes are high.
Vacancy costs
Every day empty is lost revenue. Fast, well-run leasing matters.
Screening risks
Thin screening turns into years of operational pain for the owner.
Strict SF rules
First-come-first-served ordering and source-of-income protections apply.
How we lease your unit.
Four stages, one point of contact, and a record of every decision along the way.
- 01
Onboard
You send the property details once. We review, assign your agent, and send the listing agreement for e-signature.
- 02
Market
Your unit goes live. ShowMojo, Zillow, Craigslist, Marketplace, Instagram, and email inquiries land in one inbox — with a drafted reply waiting.
- 03
Screen
Every adult applicant completes ID verification plus credit, criminal, eviction, and income checks. Income documents are analyzed for tampering.
- 04
Lease
You get a decision-ready file on the leading rental party. Approved tenants sign electronically.
More than a listing and a screening report.
The same system that markets the unit answers the lead, books the showing, and takes the lease to signature.
Lead inbox & auto-reply
Every inquiry in one thread. AI drafts first-touch and follow-ups; staff approve, or a source can send when the reply is clearly about the unit.

Instagram & TikTok
Instagram DMs and comments become conversations. TikTok connects in the same workspace; its inbox is not live yet.

We connect the channels. We do not auto-post to Craigslist, Instagram, or TikTok.
We don't take a pay stub at face value.
Every adult in the rental party is screened independently, and the documents themselves are checked for tampering.
- Government ID and selfie verification for every applicant 18 and over
- Credit, criminal conviction, and eviction history
- Income verified against documents and bank-level income data
- Forensic analysis that flags edited or fabricated income documents
- Landlord and employer reference verification

- Guarantor may be used when applicant income is insufficient.
Credit Verification
- Applicants generally need credit score 680+ (group average may apply).

- Outstanding rental balances result in declined application.
- Government-subsidy applicants may provide lawful alternative evidence under California law.
Compliant by construction, not by memory.
The rules are built into how applications are queued, evaluated, and declined — there is no step that depends on someone remembering them.
FCFS compliance
Applications are queued by when a rental party is fully complete — not by who paid first — so the order you leased in is defensible.
Source of income
Voucher and subsidy applicants are evaluated on lawful alternative evidence under California law, and are never declined on credit score alone.
FCRA operations
Declines based on screening are documented and delivered with the adverse action notices the Fair Credit Reporting Act requires.
