A single leasing agent owns your unit from intake through signed lease. You are never handed between departments to get an answer.
Every adult is screened
Identity, credit, criminal and eviction history, and income are verified independently for each adult in a rental party — including guarantors.
Process over memory
Application ordering, income evaluation, and adverse action notices are enforced by the system, not left to whoever happens to be reviewing.

Bay Area rental law is specific about process. These are the three that shape how every application we take is handled.
FCFS compliance
Applications are queued by when a rental party is fully complete — not by who paid first — so the order you leased in is defensible.
Source of income
Voucher and subsidy applicants are evaluated on lawful alternative evidence under California law, and are never declined on credit score alone.
FCRA operations
Declines based on screening are documented and delivered with the adverse action notices the Fair Credit Reporting Act requires.
